Component 5 -
Condition of historic natural stones on old buildings

If there is a historic building you never know the exactly damages (kind, intensity of damages).

We will draw the damages in a plan with e.g. various kinds of cracks and joints, the condition of the stones and so on.

Our favorite plan is the measurement 1:25, but also 1:50 is suitable. If there is not plan, we draw the damages directly in the pictures.

If necessary we also point out the details in cross section for some profiles, fixings etc.

This plan is necessary for the next component

Component 6 -
Concept of repair

If the damage plan exist (Component 5) there is the question: What to do with which kinds of the damages?

For therefore we make a draft exposé in answering these questions and introduce the exposé to the building owner, the architect and some experts of ICOMOS (if necessary).

It is very necessary to keep in mind, that not all damages have to repair, just because they are damaged. It might be helpful to see each damages for its own and to decide for each damage what to do there.

So it is always a discussion between what should be repaired, what is damaged, but is ok for the future in the damaged condition and how are the costs for the repair – economic points of interests.

We give the building owner and architects arguments on the hand for their discussion.

Component 7 -
Specification

In order to describe the performances, there is the need of a specification.

With our experience, we know quite well how a performance is to describe in order to avoid supplements.
Most of the positions on the specification have sketches so the calculator knows quite well the difficulties of each position.

After the submission, we ask several questions in meeting with the firms and ask the question after the question in order to be sure to choose the right partner for the project besides the price.

Component 8 -
Quality control building site (old builings)

After choosing the firm we are going with the foreman / capo on the scaffolding and explain the various subjects. So this is the opportunity for the workers to clarify the first questions before beginning.

Than we are coming on the building site (often without any announcement) in order to see it the workers are doing right.

Sometimes the chief of the workers has some additional wishes. Then there is the need to discuss the wishes, if they are really necessary, if it useful for the project or useful for the chief.

All dates on the building site will be documented by text and pictures, so all steps are plausible.
